What’s My Home Worth in the River Region? How to Price it to Sell

What’s My Home Worth in the River Region? How to Price it to Sell

Pricing your home right comes down to three things: what truly similar River Region homes have sold for, what buyers can choose from today, and how your home shows. Get those right from day one and you'll see more showings, stronger offers and a better negotiating position. Get them wrong, and the market will tell you — usually after you've lost your best weeks.

We're Courtney and Chris Lowry, The Corvette Couple of RE/MAX Cornerstone Plus. We've helped buyers and sellers across Wetumpka, Millbrook, Prattville, Montgomery and the rest of the River Region since 2022, and pricing is the conversation we take most seriously with every seller. Here's how we approach it.

Why online estimates miss the mark here

Online estimates are a fine starting point, but they can't walk through your house. They don't know about your new roof, your updated kitchen, or the fact that your street backs up to the woods instead of a highway. In the River Region, where one road can separate a quiet acre lot from a busy subdivision, those details move the price more than any algorithm can see.

Start with the right comparable sales

The best comps share what buyers actually care about:

  • Location: same area, ideally the same school zone. Buyers here often shop by school district first.
  • Size and layout: similar square footage, bedrooms and baths.
  • Age and condition: a 2005 home with original finishes isn't the same as a 2005 home that's been updated.
  • Land: acreage, outbuildings and shops matter a lot in Elmore County and the rural parts of the region.
  • Timing: sales from the last few months tell a more accurate story than last year's.

A sale across town, or from a very different market, can point you in the wrong direction.

Know your competition — including new construction

Sold homes show what buyers have paid. Active listings show what they're comparing your home to right now. Across Millbrook, Prattville and Wetumpka, that often includes brand-new homes from builders who may offer incentives like help with closing costs. If a buyer can get a new home with a warranty for a similar price, your home needs a clear reason to win — whether that's a better location, a bigger lot, mature trees, or simply the right price.

Things River Region buyers notice

Every market has its own priorities. Here, buyers pay close attention to:

  • School zones in Elmore, Autauga and Montgomery counties
  • Commute to Montgomery, Maxwell Air Force Base and the I-65 and US-231 corridors
  • Flood zones, especially near the Coosa, Tallapoosa and Alabama rivers, since they affect insurance costs
  • Lake access near Lake Jordan and Lake Martin
  • Move-in readiness — military families relocating on a timeline often can't take on big projects

We factor all of these into your price instead of treating every home the same.

Presentation and price work as a team

Two homes with the same square footage can feel completely different. Fresh paint, clean landscaping, great photography and a move-in-ready feel all raise what buyers believe a home is worth. A strong presentation helps buyers see the value, and a well-considered price gets them through the door. One can't make up for the other.

The real cost of starting too high

It's tempting to list high and leave room to come down. The problem is that your first few weeks on the market bring the most attention you'll ever get. An overpriced home can sit while buyers start wondering what's wrong with it, and a price cut later rarely recreates that first wave of interest. The goal isn't to leave money on the table — it's to get the right buyers excited enough to act.

Read the feedback, not every opinion

Once you're on the market, showings, buyer comments, competing listings and offers all tell a story. This is where Chris spends most of his time: looking for patterns and figuring out whether feedback points to price, condition, presentation or marketing. One person's comment isn't a reason to change course. A clear pattern is.

Frequently asked questions

How do I find out what my house is worth in Wetumpka or the River Region?
Start with recent sales of truly similar homes nearby, then compare them to what's on the market today. A local agent can pull both and walk you through the numbers for free.

Should I list high and lower the price later?
Usually not. The first few weeks bring the most interest, and overpricing can cost you that window and leave you with less in the end.

Are online home value estimates accurate?
They're a rough starting point. They can't see your home's condition, updates, lot or how it compares to the competition down the street.

Does new construction affect what my home will sell for?
Yes. Buyers compare your home to new builds nearby, including any builder incentives, so your price and presentation need to account for them.
